Contract Turn & Maintenance Technician

Description

Contractor Wanted — All Our Work, for the Right Partner

We manage approximately 2,300 residential units and are looking to build a real partnership with a contractor or contracting team who wants essentially unlimited work — not one-off jobs, not occasional calls.

Here's the trade we're offering, plainly: we will give you all of our work — a steady, ongoing stream of leads and as much volume as your crew can handle across our portfolio — to a contractor who is willing to invest in this partnership the way we are. That means investing the time, effort, and cost it takes to earn our business, and bringing us your best, most competitive pricing because of the volume and consistency we're putting on the table. This isn't a fit for a contractor who just wants to bid job by job at standard rates. If you're ready to grow with us and price accordingly, this could turn into more steady work than you can get anywhere else.

What we need:

A contractor or crew capable of handling regular unit turns (make-ready work between tenants — paint, flooring, cleaning, repairs, etc.)
Availability for general maintenance work as it comes up (plumbing, electrical, drywall, appliance, general handyman — whatever your specialty covers)
A team structure that can scale — this is not a one-person job long-term
Reliable communication and the ability to turn around units quickly and consistently
Proper licensing/insurance for the trades you perform.

What we offer:

All of our work — essentially unlimited, ongoing volume across our portfolio (2,300 units and growing) — as much as your crew can realistically handle
First-in-line consideration for new properties and leads as they come in
A long-term working relationship, not a single job
Clear scopes of work and consistent, predictable payment terms

What we're asking in return:

Your most competitive, best pricing — reflecting the fact that we're bringing you consistent, high-volume work instead of one-off jobs
A willingness to invest in this partnership — the time, effort, and cost it takes to be our go-to contractor
A responsive team we can count on to keep units turning fast and maintenance issues resolved

If you or your team are ready to invest in a real partnership in exchange for all of our work, we want to hear from you. Tell us:

What trades/services you or your team cover

Your crew size and capacity (how many units/jobs you can realistically handle per month)
Your pricing — give us a sense of your most competitive rates for turns and general maintenance, and what you can offer given guaranteed, ongoing volume
Your service area
Licensing/insurance info
References or examples of past turn/maintenance work at scale

Serious, established contractors who are ready to invest in a real partnership only, please. Looking to start this soon.

Hit reply and send us an email with the info above, and we'll get back to you.
