You know which subs show up at 7 and which ones "are five minutes out" at 10:30

You can juggle six properties without losing the thread — or your patience

WHAT THE JOB ACTUALLY IS:

Running multiple unit turns start to finish — walk, scope, execute, punch, put-back, done
Wrangling subs: paint, flooring, drywall, plumbing, electrical, HVAC, tub reglaze
Building scopes and pricing additional items so nothing gets eaten
Keeping materials on site BEFORE the crew shows up (revolutionary, we know)
Killing punch lists and re-walks until the unit passes
Daily reports that tell the real story — clients hate surprises, so do we
Being the person who makes the date happen instead of explaining why it didn't

WHAT WE NEED FROM YOU:

3+ years running multifamily turns, renovation, or public-housing work
A working BS detector for padded sub pricing
The ability to talk to property managers and inspectors like a professional adult
Enough spreadsheet skill to keep the paperwork honest
Valid license, reliable ride, willing to move around Hampton Roads
Bilingual English/Spanish? Nice bonus. Not a dealbreaker.
